3.d Non Resident Landlord Tax Declaration
The Non-Resident Landlords Scheme (NRL) is a scheme for taxing the UK Rental Income for non-resident landlords. The scheme requires UK Letting agents to deduct Basic Rate Tax from any rent they collect for non-resident landlords. Tax will be deducted at 20% of the rental income, unless we have received from yourself or HMRC an NRL Scheme number, which means you can receive rents with no tax deducted.
If we do not receive a letter from yourself or HMRC detailing you can receive rent monies without the deduction of tax, we are legally obliged to withhold 20% of the rental income to lodge with HMRC on a quarterly basis.

4.b Maintenance Contact Details
If the Owner would like the Agent to use specific contact details different from those stated in section 3.a when arranging and authorising maintenance works, please list these below.
4.c Preferred Contractors
The Owner must provide the Agent with details of any preferred contractors to contact in the first instance and book if they are available to respond within a reasonable timescale. If they are unavailable to attend, the Agent will revert to its preferred contractors.
4.d Service Contracts
Please provide a copy of your service agreement with this application. The Agent is unable to act on the Owner’s behalf in respect to service contracts without this. The Agent can also not operate with service contracts that require an excess payment to be made prior to any callout.
4.e Safety Tests & Essential Certificates

If selected to provide above, it is the Owner’s responsibility to supply valid certificates to the Agent no less than 48 hours prior to the commencement of the first tenancy. If these are not received, the Agent reserves the right to arrange for new certificates on the Owner’s behalf, and at the Owner’s expense, to comply with current legislation.

You have instructed us to act as agent on your behalf to provide letting and property management services in connection with the Property noted under Section 1. Other information, including details of our fees and charges, are contained in our Letting and Property Management Agreement which will form the basis of our legal relationship with you.
